Usually, three comparable sales of homes in your area of the same size, condition, and type are enough evidence for your appeal. However, suppose your property has extraordinary factors influencing its value, and you don't feel you can collect adequate information/comparables. In that case, you may seek assistance from a real estate professional such as a real estate agent/broker and appraiser.

If you are considering making a Property Tax Appeal, we provide a low-cost Tax Appeal Appraisal to 
1) Help you decide whether to appeal the County's Assessment and 
2) A Tax Appeal Appraisal to use if you do Appeal the Tax Assessment. 
If you file an appeal, bring the report and any other information you have to your hearing as evidence. You should get six copies of your evidence for an Appeal Board hearing and four copies for a Hearing Officer.

Your Tax Appeal Appraisal report will help you decide if should file an appeal and will include the following: 

  • Three Comparable Sales to your property

  • Analysis of the comps used the County Tax Accessor if provided

  • Adjustments made to Comparable Sales if necessary and analysis

  • The Report will help you highlight info to strengthen your case

  • Guidance on photos to take to support your claims.
